Frequently Asked Questions

Building a new home raises many questions. After all, this is a big deal. We understand there can be some uncertainty when you’re first considering a major project like building a new home. We hope you find the answers you’re looking for, but please contact us for more information and advice.

What professional memberships and registrations do you hold?

Busby Homes is run by a registered building practitioner who is a member of the Building Practitioners’ Board and a member of HIA.

Will I be able to access the home during the building process?

Once you design your own home and building commences, you may visit the home by appointment only and must be accompanied by a Busby Homes representative. This is due to the Victorian OHS Rules and regulations to ensure site safety.

What experience do you have?

Busby Homes has broad building experience since 1984. We design and build throughout Melbourne, offering small homes, prestige homes, split level houses and much more.

Do you have a dedicated customer service policy before, during, and after the construction-taking place?

Yes. Our business has a customer service policy, procedure and staff codes of conduct to ensure our clients come first in all our operations.

If I have any questions during the building process, who should I contact?

Your Project Manager is your first point of contact. You will be introduced before construction of your new home begins.

How long have you been in the industry?

Ron Busby is the registered building practitioner for Busby Homes in Melbourne and has been in the building industry for 30 years. We also have very well experienced building and contract managers, interior designers and so on.

I wish to design and build a new home in Melbourne. Do you have plans & pictures of previous works?

Yes, we have plans and pictures of homes we have recently completed. See the Projects page or visit our Design Centre to see some. Alternatively, call the Design Centre and we can send some to you.

When is the best time to build?

It is a common myth that winter is a bad time to build and although sometimes it can slow construction, this is rare. Over the course of the complete build, there is very little difference in build times from season to season.

Can you provide references from previous clients?

Yes, upon request we can provide references from previous clients. We also have many real client comments on our website.

Do you have a display home?

As we give the opportunity to design your own home, most of our properties are individually designed and we do not currently have a display home. Due to customer feedback we have constructed a Design and Sales Centre at 112 Canterbury Road, Bayswater North and in Fairfield.

Are we able to look at your previous work?

We can arrange walk throughs of our homes that are close to completion so you will be able to see a real home and not just a display house.

How much are council fees?

These can vary from council to council but all council fees for the building surveyor will be included in your proposal.  For any town planning and associated fees, we connect you with an independent town planner.

Do you have warranty insurance?

Yes. Busby Homes has a 6½ year guarantee against structural failure. A certificate of insurance is given to the owner at the handover of their new home.

What about problems after handover?

Busby Homes has a three month maintenance period, which we often extend beyond that period to ensure the total satisfaction of our clients. In this time, we will repair or organise the repairs for your new home.

What happens if something goes wrong?

When you design and build a new home, there is a chance some issues may arise. As we are all about your satisfaction, we will sit down with you and take time to listen and understand any concerns. Our business has been built on referrals from happy clients, so it is our priority to resolve any issues as quickly as possible.

What will design and drafting cost me?

Design and drafting costs are included in the fixed price contract. You are not charged any extra as we have our own in-house building designer and draftsperson.

Does Busby Homes have standard plans to choose from?

Yes! If you don’t wish to completely design your own home there are a range of designer plans for you to choose from. We are adding to the range all the time to suit current trends. Remember, if you don’t completely like a design, it can be changed to suit your needs.

How long will it take to build my new home?

This usually takes between 9 -12 months depending on the complexity of the home. We don’t cut corners on craftsmanship and make sure that complete care is taken during construction.

How do I know what is included in the price?

All Busby clients enjoy the benefits of fully detailed specifications on every home we build. We also take the time to run through the specifications in detail with you to check it is exactly as you are expecting.

Does Busby Homes offer fixed price contracts?

Yes. We offer genuine fixed price contracts with none of those nasty surprises later on.

Can we change or modify Busby’s designs?

That’s the beauty of choosing to design and build a new home! We are happy to modify to suit your requirements, or start a new design just for you.

Does Busby Homes build on slopes?

Yes! We have built many homes on sloping blocks for our clients.

Does Busby Homes build on narrow blocks?
