When it comes to building a home, there are many types of builders you could choose from. Follow our useful guide below to select the right type of builder to suit your home building needs.


 

Custom Home Builders

Custom home builders start with a blank page and can create a home that is suited to your specifications.  Most custom home builders do the design and the build. They provide a highly personalised service and work through various design iterations until you’re happy with the floor plans and look, and then they build that design.

These types of builders can work with irregular or sloping blocks and build custom solutions for unique lifestyle and spatial needs. The build craftsmanship and quality of finishes are of a very high standard.

  • Total cost includes initial drawings and designs
  • Highly personalised service and communication during design and construction

The Con’s

  • One–off designs and custom design and service can make the total build more expensive than other builders
  • Custom homes can take longer to build
  • A display home might not be available to view
  • Custom homes will generally be smaller (albeit with better use of space) than volume builders

These types of builders generally construct a large number of homes at the same time, giving the builder volume buying power when it comes to the cost of materials. This often allows for fast, cheap construction compared to custom home builders, but there is generally very little room for customisations or modifications. This is great if you’re happy to choose from standard plans, specifications and finishes.

  • Proforma contracts so quicker to get through contracts stage
  • Cheaper appliances and fittings due to volume discounts

The Con’s

  • Often prices quoted for building can be misleading
  • Advertised prices don’t reflect the price of the high end display homes
  • Variations to standard designs are very costly
  • The “as displayed” cost of a high spec project home could end up being the same price as a custom built home
  • Volume builders general allow for flat land (300mm variance) so site costs can add a lot to what seems like a cheap price
  • The final build quality of your home and finishes can be just OK to poor

  • Are a first home buyer or have a specific budget for your build
  • Intend to trade up to a better home in the near future
  • Want a large McMansion

House & Land Packages & Speculative Builders

These types of builders work with developers who own the land to build homes that are sold ‘off the plan’ or ‘as built’.

The Pro’s

  • Can buy “of the shelf”
  • No involvement in the design and building process
  • One inclusive price and therefore one loan
  • Can be ready to move into as soon as purchased

The Con’s

  • Off the plan homes are generally on the outskirts of Melbourne
  • Quality of the build can be variable
  • What you see is what you get

 Choose this type of home builder if you:

  • Are a first home buyer and don’t mind living on the suburban fringe
  • Want to get into established suburbs and don’t mind a Dual Occupancy home
  • Don’t mind having a choice in the design features and finishes

 

High End Luxury Builders

These types of builders specialise in high-end luxury mansions over $2 million and generally work with high-end architects.

The Pro’s

  • Premium quality design, materials
  • Leading edge commercial grade construction, technology and finishes

The Con’s

  • Building can take longer due to process and sourcing of luxury materials
  • Most expensive

Choose this type of home builder if you:

  • Have an unlimited budget
  • Want high end, luxury standards
